When the 2017 Tax Cuts and Jobs Act was signed into law, a new program with grand ambitions included in the legislation called Qualified Opportunity Zones was born. Originally introduced to congress as a bi-partisan effort sponsored by U.S. Senators Cory Booker (D-NJ), Tim Scott (R-SC), Maggie Hassan (D-NH), and Todd Young (R-IN), opportunity zone investing appeared to offer something for everyone.

Designed to invigorate private investment in low income, underserved communities throughout the U.S, real estate developers, business and property owners and investors alike stood to benefit from the program’s enticing tax deferral benefits. Offering an unprecedented opportunity to make a socially responsible investment that also provides for material economic upside, the program could not have been more appropriately named.

How Opportunity Zone Investing Works

Opportunity zones are a new investment program where corporations and individuals can defer their unrealized capital gains on virtually any asset by investing in a Qualified Opportunity Fund (QOF). The tax incentives enable investors to defer, reduce and potentially eliminate all taxable gains that occur within the QOF investment.

 A QOF is an investment vehicle that can be created by a corporation, partnership or individual that files IRS Form 8996 annually and invests 90% or more of their asset in a qualified opportunity zone that has been designated by the U.S. Treasury. This annual filing provides the fund preferential tax treatment as long as the investments are held for five year or longer.

 A QOF can invest in are variety of qualifying investments including businesses, equipment and property, but commercial and residential real estate have proven to be the most common type of asset owned by QOFs.

Paul Daneshrad

Chief Executive Officer

Mr. Daneshrad is the founder and Chief Executive Officer of StarPoint Properties, a private real estate investment firm that specializes in both commercial and multifamily properties. StarPoint’s expertise is acquiring undervalued and mismanaged assets and dramatically increasing the value of those properties through repositioning, strategic leasing, rehabilitation, and professional management. Under Mr. Daneshrad’s leadership and since its inception, StarPoint has acquired over 8,000 apartment units and 2.5 million square feet of commercial properties. The Company’s current portfolio is comprised of approximately 2,800 apartment units and approximately 2 million square feet of commercial properties. Mr. Daneshrad is considered a national expert in the real estate investment community.

Paul Daneshrad

Evan Farahnik

Managing Principal

Mr. Farahnik is a Principal at StarPoint with an extensive background in real estate, operations, and acquisitions. Mr. Farahnik currently serves as head of StarPoint’s Commercial Division and is responsible for all acquisition, development, and management activity of StarPoint’s commercial real estate portfolio.

Mr. Farahnik has a successful track record of investing in and operating various types of commercial real estate that spans over 20 years. He has successfully managed commercial developments, including repositioning retail centers, office buildings, and single tenant properties, acquiring land for future development, and executing on condominium conversions.

Evan Farahnik

Michael Treiman

General Counsel

Mr. Treiman serves as General Counsel at StarPoint Properties. In his role, Mr. Treiman is responsible for all legal and compliance matters for the Company.

Mr. Treiman has more than 25 years of legal experience working for companies both inside and outside the field of real estate. Mr. Treiman has a J.D. and an LL.M in Taxation from Loyola Law School and an MBA from the Anderson School at UCLA. Mr. Treiman got his B.S. in Economics from the University of California, Davis. Mr. Treiman is also an adjunct professor at Loyola Law School where he teaches in the LL.M. program.

Prior to joining Starpoint Properties, Gregory spent 7 years with The Irvine Company, one of America’s most respected private real estate developers. Prior to the Irvine Company, Gregory spent 10 years as VP Controller of Trizec Properties Inc., a large, publicly traded REIT with holdings in both retail and office located throughout North America. Gregory began his career in real estate in 1990 with the international hotel chain of Intercontinental Hotels.

Sandy Schmid

Vice President,
Acquisitions & Development

Mr. Schmid serves as Vice President of Acquisitions & Development at StarPoint. In his role, where he focuses on investments with a multifamily entitlement and ground-up development exit. His responsibilities include deal sourcing, diligence, entitlements, and development management.

Prior to StarPoint, he sourced land acquisitions, managed diligence, and supported entitlements in the Los Angeles metro region for a national multifamily developer.

Sandy Schmid

Vice President,
Acquisitions & Development

Mr. Schmid serves as Vice President of Acquisitions & Development at StarPoint. In his role, where he focuses on investments with a multifamily entitlement and ground-up development exit. His responsibilities include deal sourcing, diligence, entitlements, and development management.

Greg James

Senior Associate,
Acquisitions & Capital Markets

Greg James joined Starpoint Properties in 2021 as Senior Associate, Acquisitions and Capital Markets. In this capacity, Mr. James is responsible for assisting the acquisitions and capital markets team in launching new private investment vehicles, sourcing acquisitions, raising capital, managing due diligence, and underwriting new opportunities.
 
Mr. James joined Starpoint from the Irvine Company, where he was most recently a director of finance.

Greg James joined Starpoint Properties in 2021 as Senior Associate, Acquisitions and Capital Markets. In this capacity, Mr. James is responsible for assisting the acquisitions and capital markets team in launching new private investment vehicles, sourcing acquisitions, raising capital, managing due diligence, and underwriting new opportunities.
